Investment Documents Instructions/Fund an Investment

The following article lists the required documentation to fund various investments, as well as, IRA titling requirements for documents. For each investment type you will need to login to the "Online Portal" to create a new DOI (Direction of Investment), and attach the appropriate completed documents, along with wire or funding instructions. All documentation uploaded will be reviewed for compliance and accuracy.

Fund a Private Placement (PPM)-

1. Create a new "Invest in a Company" DOI and attach the following documents:

Fund a Secured Loan or Promissory Note-

1. Create a new "Loan" DOI and attach the following documents:
   
   1. Loan docs or Promissory Note - Lender information titled in the name of the IRA "Account Holder. Legal Owner via Non-Trust Custodial IRA with AET"
      1. Documentation must contain all of the following information:
         1. Asset/interest the note is secured by
         2. Payment amount
         3. Principle
         4. Interest
         5. Start date and end date
         6. Printed/ Signed and dated by the borrower
   2. Supporting Docs - Security/supporting docs regarding the security of the loan. (If loan is secured by a property, than a mtg statement and deed.)

Fund an Unsecured Loan or Promissory Note -

1. Create a new "Loan" DOI and attach the following documents:
   
   1. Loan docs or Promissory Note - Lender information titled in the name of the IRA ' Account Holder. Legal Owner via Non-Trust Custodial IRA with AET"
      1. Documentation must contain all of the following information:
         
         1. Borrowers information
         2. Payment amount
         3. Principle
         4. Interest
         5. Start date and end date
         6. Printed/Signed and dated
   2. Loan Hold Harmless Form - Clients must fill out the highlighted info clearing the info between the arrows and inputting the info specific to their account and investment. Must be printed and signed

Fund a Deed of Trust (DOT) -

1. Create a new "Loan" DOI and attach the following documents:
   
   1. Loan docs or Promissory Note - Lender information titled in the name of the IRA " Account Holder. Legal Owner via Non-Trust Custodial IRA with AET"
      1. Documentation must contain all of the following information:
         1. The legal property information and DOT -terms
         2. Payment amount
         3. Principle
         4. Interest
         5. Start date and end date
         6. Signed and dated by the borrower
   2. Supporting Docs - Deed Of Trust

Funding an LLC -

1. Create a new "LLC Interests" DOI and attach the following documents:
   
   1. Completed and signed LLC company Operating Agreement - signed by manager
   2. LLC EIN SS4
   3. Membership Certificate (If Available)
   4. Member/Ownership Ledger
      
      1. Put the Name of LLC at the top of the page, Account Holder's name in the box, the amount we are sending from the IRA to the LLC as the contribution amount and 100 % across the board. Must be printed and signed
   5. LLC Funding Hold Harmless

Funding a Limited Partnership -

1. Create a new "Invest in a Company" DOI and attach the following documents:
   1. LP (Limited Partnership) Agreement- signed by manager
   2. LP Certificate (if available)
   3. Full PPM
   4. Company EIN SS4
   5. Signed Company Operating Agreement
   6. Signed subscription agreement with IRA titling: (Account Holder), legal owner via non-trust IRA with AET" including our Tax ID and address
   7. LLC Funding Hold Harmless form

Buy a Real Estate Property - 

***Please share this information with the Realtor & Title/Closing Company.  

• All investment documents must be titled in the name of the IRA which is: 
  • "[Account Holder Name], legal owner via non-trust custodial IRA with AET" 
  •  Include our EIN # 20-8936642 
• If there is earnest money needed, it must be stated in the initial purchase agreement. You will need to submit a separate request for both the EMD and the final purchase.  
• We will need the final HUD/Closing or Settlement statement for final funding. 
  • The amount on the closing statement must match the amount on the DOI including all final closing costs.  

Below is a list of the documentation needed. Please have your funding instructions ready, complete the attached/listed documents, upload and submit for processing: 

1. Purchase Contract - with Earnest Money (if required) - (Handwritten signatures required)  
2. Executed Settlement Statement & Deed - final closing costs (handwritten signatures required)   
3. Mortgage or Loan Documents (If you are taking out a loan)  
4. Hold Harmless Form - this form must be completed with account holder information, buyer or seller selected depending on which is signing, the property address and be signed and dated. ***One must be completed by the buyer and one by the seller. The seller can sign electronically, but the AET account holder must print and sign.
